Hiring the Best Contractor for your Scottsdale Luxury Home Acreage
Now that you have found the perfectly pristine acreage in Scottsdale, Arizona to build your new custom luxury home, perhaps one of the questions plaguing you is ... who should I hire to build my Sereno Canyon dream home?
Although there will be no lack of recommendations coming from friends, family, coworkers and of course, your Scottsdale Realtor, to uncover the best contractor to orchestrate the creation of one of your most valued assets, take caution and ask a lot of questions, regardless of who referred them to you.
According to Arizona's Builder Zone - a reputable and honest contractor is of extreme importance if your Scottsdale luxury home project is going to be completed in a timely manner and without a lot of worry and stress ... not to mention quality of craftsmanship and a fair price.
So how do you know who to hire?
References - from the get go it is critical that you ask for several references and verify the list of past clients given to you. Visit the properties in person and if possible, inspect the quality of work performed. Ask if the project was completed on time and if there were any "added" costs to the initial bid. If so what were they? Also inquire about how easy or difficult it was to work with the contractor, if they showed up on time, communicated effectively, etc.
If the contractor is reluctant to supply you with any references, you may want think about choosing a different one.
Bids - obtain at least two or three bids on your new luxury Scottsdale home project. Make sure that you clearly communicate in writing what you want them to do and outline your expectations for the project. Also ask for their expert advice - a lot will be told with how they respond. Experienced contractors can often point out items you may have overlooked as well as problem areas.
Going with the lowest bid can be dangerous. As we all know too well, if it sounds too good to be true it probably is ... you also get what you pay for. Some contractors low bid in hopes of increasing charges as they go along. Others may bid it incorrectly and then cut corners on the project. Others may bid it right and still be low, which is what you want. But if someone's bid is higher, take into consideration that contractor's quality and their references before making your final decision.
Licensed, Bonded and Insured - ask for a copy of their contractor's license and their contractor's insurance coverage. Contractors must have general liability insurance for themselves and their employees. In addition, working with a licensed, bonded and insured contractor could be the make-it or brake-it factor for building your luxury Scottsdale home. In Arizona you can visit the Registrar of Contractors website and check their license online at: http://www.rc.state.az.us/clsc/AZROCLicenseQuery.
Schedule - determine a schedule and timeline for your project. There should be a firm start date and an estimated completion. Construction has so many variables, it may be impossible to get a firm completion date, however communicating when you would like the job finished is essential to see if they can accommodate you.
Management - last but certainly not least, ask whether the contractor will be on the job every day or if he or she will have someone else managing the project, such as a foreman. If there is a project foreman, make sure that you will be able to properly communicate with them (i.e. language barriers, etc.)
