When selling in Scottsdale, Presentation is everything

In the process of selling homes in Arizona, one is apt to become familiar with the idea of ‘marketing’ their home. As the owner, many happy years have been spent in the house and one can only see the good without the bad. Sometimes it takes an outside perspective to show how the home can seem dated or in need of sprucing up. As with much of life, presentation is everything.

Quality real estate professionals will have experience ’staging’ Arizona homes. Often times, staging a home is not functional, and is done purely to attract buyers and highlight certain aspects of the home. For instance, if you have large floor area rugs covering what is otherwise nice wood flooring (often times to protect it!), it might be a good idea to use smaller rugs or eliminate them all together. This allows potential buyers to really see the floors and appreciate them. The same thing applies to large blinds covering windows. While you might have used those blinds to make tv viewing better, the buyer doesn’t know that. If the windows are covered, they don’t get noticed, and that can make a huge difference in buyer attitude. A lot of credence is given to open spaces now-a-days, and it’s important to foster that feeling with wide open windows.

The same thing goes for furniture and wall hangings. Dated furniture and art, will make any home in Arizona less desirable. It isn’t necessary to bring in modern furniture, but it is important to not place the house in a specific time period. Classic looks work the best, and allow the buyer to imagine their own furniture or style in place of yours. You want your house to be as much of a template as possible in the buyers mind.

When you keep in mind that your Arizona home needs to sell, you let go of your house as a functional part of your life. When it’s selling time, it must be all business. That can sometimes mean some hard sacrifices to the things you’ve gotten used to making your home yours, but it will be worth it when you have a shorter sales cycle with higher margins.
